Moving to Arlington, TX — What You Need to Know Before You Buy

Everything I wish someone had put in one place for people relocating to Arlington — from schools and commutes to neighborhoods and costs.

Relocating to a city you don't know is one of the most stressful decisions a family can make. You're not just buying a house — you're choosing a school district, a commute, a neighborhood, and a community. Get it wrong and you'll know within six months. Get it right and you'll wonder why you didn't make the move sooner. I've helped a lot of families make that move to Arlington, and I'm going to give you the honest version of what you need to know — not a Chamber of Commerce pitch.

Understanding Arlington's Geography

First thing to know: Arlington is bigger than most people expect. It sits squarely between Dallas and Fort Worth along the I-30 corridor, but it stretches significantly north and south — US-287 runs through the southwest side, connecting to Mansfield, Burleson, and beyond. Understanding which part of Arlington you're looking in matters a lot, because north Arlington and southwest Arlington are genuinely different places in terms of character, price, and commute.

Quick Geography Guide

North Arlington — near AT&T Stadium, River Legacy Parks, established family neighborhoods. Northeast Arlington — Viridian and newer master-planned communities. Southwest Arlington — quieter, excellent value, easy US-287 access. Downtown / UTA corridor — most walkable, most affordable entry points.

Schools

Most of Arlington is served by Arlington ISD (AISD). North Arlington is partially served by Hurst-Euless-Bedford ISD, and the Viridian community falls under AISD's best-rated campuses in the northeast. School quality varies within AISD depending on which campus your address feeds — this is something worth verifying for your specific address before you buy, not after. I pull school assignments on every property I work on for buyer clients.

If Mansfield ISD is your priority, you're looking at the southern edge of the market — Mansfield, south Arlington near the Mansfield border, and communities along the 287 corridor. Worth knowing before you start searching.

The Commute Reality

Arlington's central location is genuinely one of its strongest assets — but it's a car city. There's no light rail and limited public transit outside the downtown trolley and bus routes. If you're commuting to downtown Dallas, you're looking at 30-45 minutes depending on where you live and when you leave. Fort Worth is typically 20-30 minutes. DFW Airport is 20-25 minutes from most of the city. Plan your neighborhood search around your commute, not the other way around.

Property taxes in Tarrant County run approximately 2.1-2.4% — factor that into your monthly payment calculation because it's meaningful at this price point.

Don't rely on neighborhood names or zip codes. School assignments in Arlington can vary block by block in some areas. Ask your agent to pull the specific campus assignment for every address you're considering.

The Arlington market in the $300K–$450K range moves. Well-priced homes in desirable neighborhoods don't sit for weeks. If you find something you love and aren't pre-approved, you'll likely lose it to someone who is.

Tarrant County property taxes are real and need to be part of your monthly payment calculation. At $400,000, you're looking at roughly $700–$800/month in property taxes alone. A good lender will build this into your pre-approval but verify it.

Arlington is a car city. What looks like a 20-minute commute on Google Maps at 2pm can be a 45-minute commute at 7:45am. Do the drive at the actual time you'll be making it before you commit to a neighborhood.

Arlington has over 80 distinct neighborhoods. An agent who doesn't know the city well can't tell you the difference between a street that holds its value and one that doesn't, or which schools are actually performing versus which ones look good on paper. Local knowledge matters more here than in smaller markets.

It's a city that grows on you — not because of any single thing, but because of the combination of affordability, access, community, and genuine character that you don't fully appreciate until you're living here.
